- Okumus Properties (OP) is a family investment office focused on acquiring small bay, flex industrial properties located in select Midwest markets and Philadelphia. Dating back to the 1970s, the Okumus family has owned and operated both investment and owner-occupied commercial real estate, primarily industrial buildings. With its highly nuanced investment approach, OP leverages its five key principles to guide the growth and management of its portfolio.

- Our nuanced and disciplined investing approach focused on aggregating one asset type meeting specific property parameters in only certain geographies allows us to source differentiated opportunities. By filtering our focus by multiple layers, we can identify only the best opportunities at any given time on or off-market.

- We focus exclusively on select Midwest markets and Philadelphia in the best suburban micro-locations. By focusing on these markets, opposed to the more highly concentrated and competitive geographies, such as the southeast and southwest, we can identify investment opportunities at arbitrage pricing.

- The advent of Artificial Intelligence has altered the commercial real estate landscape, and we believe it is a necessity to integrate both proprietary and brand-name PropTech into our acquisition efforts and management operations.

- Although we streamline and automate our management practices as much as possible, we maintain personalized relationships with our tenants and view these businesses as the foundation of our portfolio’s success. Leadership
Justin Okumus, President
Justin leads all acquisition, asset management, and capital raising efforts on behalf of the firm. Since he was a teenager, Justin has been overseeing the management and leasing of a legacy portfolio of family-owned, flex assets located throughout the Philadelphia area and is passionate about expanding the firm’s holdings into its other target markets throughout the Midwest. In his role, Justin touches all aspects of the firm’s investments, ranging from sourcing new investment opportunities to relations with existing tenants.
Prior to founding Okumus Properties, Justin Okumus worked at CenterSquare Investment Management, a real asset private equity company based in suburban Philadelphia. At CenterSquare, Justin was an acquisition and asset management lead where he was responsible for sourcing, closing and leading operations for a portfolio of real estate located throughout the Midwest region of the United States. Across his career in commercial real estate, Justin has closed and asset managed approximately $300 million of transaction value.
Justin holds his BBA in Real Estate and Finance from the Fox School of Business at Temple University. In his free time, he enjoys exploring the Philly food scene, cheering for the local sports teams, and mentoring young professionals in commercial real estate.
Kadir Okumus, Vice President
Kadir is responsible for leveraging his operational expertise to scale management operations and implement best practices as the firm grows its portfolio, particularly with investments in new markets. Within this sphere, Kadir’s responsibilities include onboarding new investments within the existing management platform and strategically implementing PropTech into the operations of the portfolio. Over the past decade, Kadir has helped oversee management and leasing of a portfolio of family-owned, legacy flex assets located throughout the Philadelphia area. Additionally, Kadir assists in capital raising efforts with new investments and investor relations with the firm’s existing investor base.
A graduate of Temple University, Kadir holds his BBA from the Fox School of Business. He resides in suburban Philadelphia with his wife, Emily, and their two cats, Zeus and Zeke.
