  • Min. 14’ clear height in warehouse areas
  • Less than 50% office finish across property
  • Minimum one small office and one bathroom per suite
  • Buildings 1980s+ vintage
  • Prefer occupied buildings but will consider vacancy if
    demised for multi-tenant
  • Up to $3M transaction size

  • 5-mile median incomes $80,000+
  • Low-to-moderate crime rates
  • Within 2-3 miles of major highway systems
  • Located in contained industrial parks / nodes
  • Nearby new construction, entry level housing communities
  • Proximate to retail amenities (i.e. national credit food & beverage)
